 Well, what can I say about this Company? I interviewed Soooo many companies offering this service and let me tell you, there are some funky ones out there.  On December 21, 2018, my slightly older sister, 52 years old, passed away very unexpectedly. She was survived by her husband of 26 years. He is however much older and not in the best of health. She resided in Lakewood, Colorado and I in Arvada. Needless to say, all arrangements for her funeral, wake, etc. Were left up to me. Of course I was more than willing to do so. After what seemed like a 15 minute conversation, (turned out to be almost 45 minutes), I already knew I had found exactly the right people for the job. Vintage Value Estate Services offers comprehensive estate liquidation services, including organization, pricing, marketing, and hosting of estate sales.  We also offer clear outs at the end of the sale, as well as show ready cleanings.  Both services are optional.  Some families want to handle the after sale clear out themselves, others want to hire us to do it.  Both of these services come with an additional cost

Vintage Value Estate Services operates on a first-come, first-served basis. We do not offer the option to reserve spots in line for our estate liquidation services.
Yes, Vintage Value Estate Services offers comprehensive estate liquidation services, which can include the cleanout of the property post-sale. Our team will ensure that the property is left in a clean and organized condition after the estate sale.
The time required to set up an estate sale can vary depending on the size and complexity of the estate. Generally, our team at Vintage Value Estate Services works diligently to set up the sale efficiently while paying attention to detail and ensuring the best presentation for the estate's items. In order to achieve this, most of our set times are two weeks, there are exceptions of course.  You will be informed when you choose a date for your sale.
Vintage Value Estate Services accepts payment through Venmo, Cash App PayPal, Zelle and cash for in-person sales. We do accept personal checks .
Estate liquidation items are priced by taking into consideration various factors, including condition, authenticity, and market demand, to ensure fair and competitive pricing.All items are valued and priced by Vintage Value Estate Services. If we feel we need assistance in valuing an item, we will use
qualified outside appraisers to assist us on an “as-needed” basis.




At Vintage Value Estate Services, we strive to ensure that as many items as possible find a new home through donations, helping both families and the community. Most items from an estate sale are donated to local charities, but we also carefully manage what can and cannot be accepted by thrift stores today.

Free Ads to Help Move Larger or Hard-to-Donate Items

With the family’s permission, we may run a free advertisement at the end of the sale to help move larger pieces of furniture or items that thrift stores typically won’t accept. This not only helps clear out the home but also provides an opportunity to assist other families in need who may not have the resources to purchase these items elsewhere.

*Metal desks and heavy wood desks often declined by thrift stores
*Items with stains, scratches, water damage, or missing/broken parts, especially wood furniture

Thrift stores have become more selective about donations to ensure quality and safety for their customers. At Vintage Value, we respect these guidelines and responsibly dispose of items that thrift stores cannot accept, ensuring your home is cleared efficiently and ethically.

We operate on a straightforward commission basis: the total sales amount from the estate sale is split 40/60, with the family receiving 60% of the proceeds. This transparent approach means you only pay a commission based on what is actually sold, ensuring our interests are aligned with yours.
Additional Services and Fees
If you choose to have Vintage Value Estate Services handle extra tasks beyond the estate sale itself, these costs will be deducted from the total sales amount. Such services may include:
  • Set-up fees for preparing the home and staging items
  • Clear-out costs for removing remaining items after the sale
  • Show-ready cleaning to ensure the home is presentable
  • Dumpster fees for disposal of unwanted or unsellable items

            Estate Sale Contract

This agreement made and entered into on this ______day of _______________, 2025  by and

Organization

We will organize, arrange and display all items to be sold. We will use available tables, shelves
and similar areas for display purposes. We will also provide additional tables, display cases,
price tags, signs, markers, tape etc. at no additional cost.

Set up and Cleaning
Regarding setting up and staging the sale: If there are obvious signs of pest infestation, years of
dust or mold build up, excessive debris/trash or necessary cleaning that needs to be done
before the set up can begin, there will be a one-time charge of $500 to $1000 to remediate the
situation. This will be determined at the initial meeting. ___________________Initials

Authority to research, price and negotiate:
The agent shall have the complete and unfettered right to sell all items of personal property in
such a manner and at such prices as the Agent feels appropriate. Agent will determine and set
the price by way of “Fair Market Value” and liquidation pricing based off of  current pricing and selling trends, such as eBay, Amazon, Marketplace etc,
by following current pricing and selling trends. However, we are open to any information you may have on higher valued items and will take that into consideration when determining a fair price. 
. Agent may choose not to offer for sale any
property that Agent believes is not suitable for sale, has a low chance of being purchased, or
will otherwise detract from the sale.
Client acknowledges that although we make every effort to sell every item and maximize profit
to the seller, we cannot guarantee every item will sell nor can we estimate a total sale amount.

Typically, we do not negotiate pricing the first day of the sale. On the second day, we may
negotiate with customers, up to 25% off. On the last day, everything that still remains will be
offered at 50% off.

Working conditions:
The Sellers or Owner(s), Beneficiary(ies), Executor/Personal Rep, Attorney, or Heir(s) must
provide the following: Water/Plumbing is working, Heat/Air is in working order, WiFi access.
and Electricity is on until the completion of the Sale or Clear out.

Personal Inspection:

At the initial meeting of the Seller and the Agent, Seller agrees to note each item of personal
property that will not be included in the sale and inform Agent of such property.
The seller agrees to remove, isolate or otherwise mark such property prior to the set up and
staging of the sale.
No additional removal of estate sale items
No additional personal property shall be removed or withdrawn from the estate sale after the
completion and signing of this contract by any, family members, friends/neighbors, realtors or
other professionals, unless otherwise agreed upon or special circumstances exist. If seller or
anyone related to family or known by the seller removes, keeps or sells property which has
been designated to be a part of the contents of the estate sale, Agent shall (1) be entitled to full
commission on any or all removed or kept property and reserves the right not to conduct the
sale due to diminished value _______

Advertising:
One week before the sale begins, we will advertise your sale on Estatesales.net, Craigslist or
Facebook Marketplace. This will include a detailed description and pictures of the items for sale
along with the time and date of the sale. However, your address will not be posted until the day
before the sale. We will also place signage in the yard during the sale, and more signs in and
around the neighborhood of the sale, with respect to local ordinances.

Client Participation During Estate Sales: 
At Vintage Value Estate Services, we understand that estate sales are often emotionally charged events for families. Because of this, we prefer that clients avoid being present during sale setup and sale days whenever possible.
Being on-site during these times can be challenging, as customers may make comments that unintentionally offend or handle your cherished items without the care you expect. These situations can trigger strong emotional reactions, creating discomfort both for you and the customers, which may ultimately affect the success of the sale.
We want to emphasize that you are always welcome to attend the sale if you wish. We would never say you absolutely cannot be there. Our recommendation to step back is simply to protect your emotional well-being and foster a more positive, relaxed atmosphere that encourages better customer engagement and higher sales.
By allowing us to manage the sale independently, you can focus on healing while we handle the details with professionalism and care.

Real Estate Agents and Showings:
We ask that all Real Estate Agent Showings are arranged on dates that differ from the sale
and set up dates. We are happy to display any sale flyers about the house for our
customers to see during the sale.

Proceeds from Sale
The Seller or Owners, Beneficiary(ies), Executor, Attorney, or Heir(s) agree to pay the Agent,
Vintage Value Estate Services the following at the completion of the sale.
Vintage Value Estate Services shall have the authority to deduct from the gross proceeds of the
sale the following: 1) Commission: 40% of proceeds from the sale (2) Any set up fees (3) Roll off
Fees (4) Estate Clean Out and Cleaning charges if services were provided.
The seller will be paid by cash or check within 10 business days after completion of sale

Property and Casualty Insurance:
Because the sale is taking place on your premises, we are relying on you to have in place
ordinary property and casualty insurance, as we cannot be held responsible for any injuries
or other harm occurring in connection with the sale. Agent agrees to employ its good faith
efforts to prevent such injury, damage or theft but does not promise or guarantee that such
injury, damage or theft will not occur. In the unlikely event that someone is injured and lets
us know of a potential claim, we will refer them to you and would expect you to refer them
to your insurance carrier. You agree to indemnify Vintage Value and their employees against
any claims, damages or liability (including reasonable attorneys' fees) as a result of an injury
or other harm suffered by any person and stemming from the sale, whether arising before,
during or after the sale while on the property.

Security:
Unfortunately, we have come to realize that some minor theft by customers is inevitable.
We will, however, take reasonable steps to guard against theft, like supplying enough staff
for each sale and that higher valued items are kept in the front room near the cash register
where they can be watched.

After The Sale:
No matter how well the sale turns out, there will still be items left that didn’t sell. You will
have to decide before the sale starts what you would like us to do with the remaining items.

Do Nothing sellers’ initials_________
The seller will handle the clear out and removal of any items. Vintage Value Estate Services
will only remove any items brought in such as tables, displays, office supplies, price tags,
personal belongings etc

Clear Out: sellers' initials $_________
After the estate sale Vintage Value Estate Services will empty the entire house leaving it
empty and in broom swept condition. The cost for this service starts at $1000. Vintage
Value will assess the job and provide you with a firm price before we the job is started.

Show Ready Cleaning: sellers’ initials___________
This is for the home dwelling only. Any outbuildings, sheds, barns etc will
be broom swept only. Detail cleaning includes kitchens, bathrooms,
baseboards, windowsills, sweep and mop hard floors and vacuuming
carpets, faceplates, stove, refrigerator, sinks, etc (show ready cleaning does
not include washing walls, windows, or shampoo carpets unless otherwise
arranged) The cost for this service is an additional amount of  $__________if we are
also doing the clear out.
